Blocked Drains Bellevue Hill

This ridge suburb built out fast during a 1910 to 1930 boom.

Grand Federation, Queen Anne and Spanish Mission homes went up on generous blocks along the ridge. Newer apartment blocks filled the gaps below from the 1990s onward, but it's the older stock that gives us most of our work.

Homes from that first wave were connected with earthenware clay drainage. A century later, those joints have shifted and cracked, opening the door to whatever the heavily planted streets above them are shedding.

Ginahgulla Road and Victoria Road carry some of the suburb's oldest lines. Both run past homes that have barely touched their original plumbing since the 1920s.

Roots from the mature street trees along both roads find every weak joint in that old clay. It's slow, and it's constant.

The ridge adds a second problem on top. This suburb sits around 92 metres up, and water off that height moves fast underground.

A pipe that copes fine in light rain can surcharge hard in a real downpour. The original fall was never designed for how much water hits it during a modern Sydney storm.

Two problems account for most of the jobs we run on the ridge, beyond the roots and the slope already covered above.

Collapsed sections are the first. Century-old clay drains under heritage homes don't just crack, they eventually give way completely.

A repair call that keeps recurring on the same spot is often this, not a fresh blockage each time. Recurring blockages after a previous "clear" are the second issue we see.

If an earlier plumber cleared the symptom without finding the cause, the same spot backs up again within weeks. We check for a collapse or ongoing root intrusion before we ever call a job finished, using the camera rather than a guess.

Both problems show up more on the area's oldest streets than on the newer apartment builds lower down the hill.
